We work on a No Let – No Fee basis to landlords. Remember, advice is free mistakes can be costly!

Our main office is based on the Hagley Road West, in Quinton, Birmingham. Here we have advertised all properties and potential homes on our books. We are fully equipped to show and advise all perspective tenants, all relevant information including local amenities and to what standard the property is furnished. We aim to advertise and offer for letting the very best properties in the West Midlands. Each property is inspected to ensure that we only have quality properties available. Once a property of interest has been found, our offices can be contacted by phone or email and our dedicated friendly team will send out more specific details for the properties for which you are interested in. We can then arrange a convenient time for you to visit our offices or even visit the specified property.

Letting Service

  • Marketing the property online, via our consultants and via our offices.
  • Assisted viewing with prospective tenants
  • Finding a suitable professional tenant
  • Obtaining references from bank, employer and credit score
  • Compilation of legal work relating to the tenancy agreement
  • Securing a deposit from the tenant(s) against possible damage to fixtures and fittings

Letting & Management Service

  • Preparing inventory and schedule of the contents of the property.
  • Taking Gas & Electric meter readings prior to tenancy commencement
  • Notifying Gas, Electric, Water Boards and Council of change in occupancy
  • Establishing a rental account for payment of rent.
  • Remitting rent to a landlord on a monthly basis.
  • Carrying out periodic inspections of the property.
  • Dealing with late rental payment.
  • Liaising with DSS and Housing Benefit departments where necessary.
  • Dealing with necessary repairs.
  • Ensuring landlords right to repossession at end of tenancy.
  • Rechecking condition of property at end of tenancy.
  • Dealing with any dilapidations, which occurred during the tenancy and making appropriate deductions from the tenant's deposit (allowing for wear and tear).
  • Inspection visits on request to the property during the first six months of tenancy.
